Ashish Narain Agarwal , shares his knowledge on Real Estate and Themed Homes and suggests what to do when it comes to investment in this trending concept.

“Currently, the real estate market is buoyant with steady demand for all kinds of properties. While the realty market was robust during COVID-19, developers were seen selling their old inventories. However, now the market is abuzz with fresh concepts and buyers are readily accepting them. New launches were seen in 2021 with metros and Tier 2 cities performing well. With an aim to stand out amidst the competitive clutter and providing an aspirational lifestyle to the home buyers, developers are continuously coming up with new themes in their projects. Touted as a unique marketing technique, these theme-based projects have enough to offer to the seekers. Most developers today have been thinking about sustainability and preservation of surrounding nature. With the interests inclined towards resource conservation becoming common in today’s world, the theme-based homes with proper facilities of sustainable and eco-friendly living is gaining prominence.  Some themes are focused on specific target audiences like children, millennials, senior citizens, youngsters, among others to engage and interact with them efficiently. Interesting subjects like Geography, Technology, History, Sports, and different culture and lifestyle are also kept in mind while planning on a theme-based project. Hence buyers with an interest and inclination to such subjects find an instant connection with the project and thereby the developer,” Ashish Narain Agarwal said.

“In order to offer an out-of-the-world experience, developers plan projects that gives home buyers a feeling of living in another country or region. They design the township and architecture to highlight the essence of Egyptian, Roman, Balinese, Moroccan, Spanish and Mediterranean among others. The interiors, surroundings and amenities are synchronized with these themes and this not only enhances the projects but also invites NRIs, PIOs and foreigners looking for properties in India. We have witnessed developers initiating several joint agreements, tie-ups and collaboration with foreign architects, interior designers, design firms, or even specialized products that enhances the brand value and raises the bar immensely thereby bringing an exclusivity to the brand in the competitively cluttered real estate market. It is pertinent for developers to understand the aspirations of the buyers and experiment with new trends, ideas and concepts. As we move ahead, it will be interesting to watch how the trend of theme-based projects progresses.

He advises, “Currently, the Indian economy is in the best phase with sectors reviving after COVID-19 pandemic. The buyers are looking for variety, quality, and unique properties. The real estate market is brewing with fresh concepts that are playing a crucial role in boosting the buyer’s confidence and finalizing their decision. Theme-based housing projects are driving major popularity. Today’s youngsters or urban home buyers are well informed, travel a lot, and are influenced by world-class luxury real estate projects. They expect a tinge of classic lifestyle in their apartments and projects. The buyers look out for exemplary designs intertwining with unique themes. Buyers have realized the need for seamless and functional spaces during and after the pandemic. The home buyers are looking out for the best liveable spaces for their families to spend with safety and security. One can easily say that theme-based homes are one of the driving factors for the demand in the real estate market. Presently, developers are experimenting with concepts that revolve around nature, greenery, geography, IT, history, sports, space, history or ancient period, games, technology, and are also focusing on designs that correlate with specific countries like Egyptian, Roman, Balinese Moroccan, Spanish and Mediterranean among others.”
